HOA Fees Update for 2026

Congratulations to all of my friends and neighbors at Lake Forest Shores! We've officially surpassed the $600 milestone for HOA fees (insert sarcasm). It was only a matter of time, and that time has arrived. As many homeowners begin planning their budgets for 2026, HOA fee increases have become a predictable part of living in managed communities due to rising operational costs and long-term maintenance needs. Increases in insurance premiums, utilities, and vendor contracts have placed added financial pressure on all of us. At the same time, many boards are prioritizing reserve funding to prepare for future repairs and avoid special assessments. While no increase is ever welcome, these adjustments are often necessary to maintain property value and the overall quality of the community.
The main issue with our community is that there are TWO HOA FEES, so the majority of the time we get stuck with a double whammy which makes for drastic increases.
So, what does this mean for 2026? The current total monthly amount is $595, consisting of $440 for our community and $155 for the Beach and Tennis Club. Beginning in January 2026, the total will increase to $626 per month, with $465 allocated to our community and $161 to the Beach and Tennis Club. Please be sure to update your payments with your financial institution(s) to avoid any penalty fees due to insufficient payment amounts.
Everyone should have received a copy of the budget report explaining the reasons for this year’s increase for both HOAs. The report for Lake Forest Shores was delivered a bit later than expected, so please check your mailbox because it should have already arrived.
Unless you’re an accountant, reviewing an operating budget full of numbers can feel overwhelming. However, it does provide a helpful overview of the monthly and annual costs to maintain our community.
