HOA Repairs & Maintenance

If you walk around the complex and notice items/areas in need of repairs, please submit a request via email to Associa PCM. It is important that we all work together to keep our community visually appealing and safe. Based on my observations and resident concerns, some of the ongoing issues that need attention are listed below:
The front gate combination lock was a great idea to keep the complex secure and minimize the chances of intruders and/or solicitors from entering the premises. Unfortunately, it's keeping residents/homeowners out due to constantly malfunctioning. This has been an ongoing issue, but I'm sure repairs are in the works. For the meantime, enter through the vehicle gate.
Another issue that has been around for months, is the water leak stain in front of this garage. Obviously a visual imperfection that can't be ignored. The owner of the property alleges having made several attempts to contact Associa PCM, but it's obvious nothing has been done. At this point, who is to be held accountable for the lack of responsibility in making sure repairs and maintenance issues are dealt with in a timely manner in order to mitigate damages and the cost of repairs?
I'd like to give the Board and Associa PCM (Property Management Company) the benefit of the doubt as to why some of these repairs have not been handled, but it wouldn't be beneficial to play the "blame game", so residents need to be more involved.
Next time you're out for a walk, look around and take the time to report items that need attention. It doesn't take too much to keep our complex clean and visually appealing by working together.
Lastly, after hearing from multiple neighbors, Associa PCM has had several complaints regarding their lack of response time and actions. The response time in addressing resident concerns needs to greatly improve, such as:
1. Eliminating the need to send multiple emails before getting an answer.
2. The ability to speak to a live person via telephone at Associa PCM.
3. Getting your question(s) answered without the runaround.
It is time for the residents of Lake Forest Shores to get involved:
1. Attend board meetings
2. Ask questions
3. Address your concerns
4. Get to know the board members
5. Get to know your Associa PCM representative
6. Get to know your neighbors
7. Make a difference
