Happy New Year & wishing everyone at Lake Forest Shores the very best! It's amazing to think another year has passed, yet so much has happened in the last year worldwide, but let's not forget our community; eventhough it seems a year isn't that long, a lot can happen. So sit back, relax, enjoy the blog and thank you for your continued support by visiting my website. In doing so, some of you had questions or concerns dealing with rules & regulations, billing, parking and so forth, and I tried to assist, but please know that Associa PCM and/or the Board are your best sources to avoid incorrect information.

Speaking of our Associa PCM representative, please take notice that Trisha Garite will no longer be the assigned Senior Community Manager for Lake Forest Shores. To date, our new contact at Associa PCM is Kim Kaylor who can be reached using the following: kim.kaylor@associa.us.

As for the Board, let us congratulate our newest elected official, Mr. Gavin Shu! Notices should have been sent regarding the election results, but who knows...Ugh! Nonetheless, I'm excited about an upcoming project, TOWNSQ, that was announced on our last billing statement regarding a way to keep our community updated and neighbors connected. Most of you may not know, but I created this website as a resource for easy access to important contact information, rules & regulations, and an updated blog section about the latest happenings within our community. All of this was due to the lack of accessible information available to the residents of Lake Forest Shores by Associa PCM and/or the Board; therefore, this is truly a step in the right direction.

Of course, this does not mean that lakeforestshores.com will end. In fact, the website will continue to provide service to our neighbors and friends of Lake Forest Shores. In addition, it can be used as a valuable tool for those outside of the community. Again, "thank you" for your continued support. ^.^

Now, it's undeniable that the Board has been busy this year with making a number of improvements around the community. Below is a list of what's transpired at Lake Forest Shores in 2017 from beginning to end (if I missed anything, please let me know):

1. RE-PIPING PROJECT
The copper water pipes were replaced with PEX piping to fix the ongoing and costly repair issues dealing with leaking copper pipes. Unfortunately, the burden of the cost was directly put on the homeowners, but it did pave the way for other projects. (See below)

2. ASPHALT REPAVING
Our streets were in dire need of repaving, especially due to the endless cracks and holes throughout the community, plus the faded fire lanes and parking lines needed to be repainted.

3. UPGRADED INTERCOM SYSTEM
The new gate opening/intercom system features a directory and the ability to ring directly to your cell phone for opening the gate to your visitors without having to give the code. If you want your name on the directory, please contact Kim Kaylor at Associa PCM: kim.kaylor@associa.us

4. NEW MAILBOXES
Remember the look of the original mailboxes? Luckily, they were easy to forget and a new stylish mailbox replaced the ones from 20+ years ago. The newer mailboxes offer secured holding containers for oversized packages and an outgoing mail slot for the post office carrier to pick up.

5. ROOFING MAINTENANCE
In the months of July and August, Island Pacific Contractors was sent to seal roof and vent cracks. The project was light duty, so the majority were not affected and most likely did not see the work being performed.

BTW - Big "thank you" to Jason Osborne for taking the time to deliver all of the new mailbox keys to the residents throughout our community.

Lastly, let's not forget that Lake Forest Shores picked up a new security patrol company, Courtesy Patrol Specialist. And with all of the above-listed projects that took place in 2017, there was enough money in the reserves to get a decrease in our monthly HOA fees for 2018!!!

The new HOA fees are posted on your monthly bill and the main page of this website, lakeforestshores.com. The total amount posted on the Lake Forest Shores Comm. statement may differ by homeowner depending on if the re-piping cost was paid in full or a monthly payment plan.
